Staged Home Vs Empty Home
You have heard time and time again about all the advantages of home staging your listing... Faster sales, higher selling price, Wow factor, increased online presence and creating a connection with buyers!
But this time we thought we'd let you hear it from someone else:
We would recommend staging the home. Our experience is that a staged home will sell faster than an empty, hollow sounding house. If you're on a budget then think about only staging the most important rooms. Definitely place a few pieces in the living room, family room, and master bedroom. In bathrooms just a few new towels and a vase of flowers will suffice.
Do not over stuff staged rooms. A good rule of thumb is that if a rooms holds five pieces of furniture, only place three there. If the room only hold three pieces, just use two.
We know that your walls were just freshly painted, but we would still recommend putting up a few paintings.
I agree with staging your home. The faster you home sells, the more likely you will be to get a better price - and staging will help accelerate the process. Another good reason to stage is that, since your home will be photographed for the listing, you want it to show to its best advantage.
I know it is counter-intuitive, but an empty room actually looks much smaller in listing photos. It lacks a sense of scale that helps give a frame of reference for the size of the room. Since many buyers will look at the photos first and then decide whether to view your home in person, the staging will make your home look more attractive in photos as well as in person, and attract more potential buyers. And more buyers is a good thing.
A staged home is a sold home. You don't have to spend a lot of money to stage your home. In my experience, a staged home helps buyers to feel a connection with the home and the lifestyles that goes with it.
It has been my experience that buyers absolutely adore a staged property. That's exactly the reaction you want if you want to sell quickly and for the best price. I realize it is an investment..but it's worth it.
When you sell a house you're selling a lifestyle change. An empty house cannot sell a lifestyle. After staging houses for quite sometime I've seen the benefits it has an the sale of properties. All you need are a few pieces strategically placed for a wow impact. Some flowers,accessories and nice bed linen (small investment ) for a big return.
